How much is this going to cost.
Our rates start from 14% + VAT of your rental income. Meaning for every £100 your property earns on a booking our fee would be £16.80.
There are some platform fees that are often hidden by some Holiday Let management companies but at Leaf Tree Retreats we prefer to be 100% transparent with our clients. These fees vary between platforms but we are here to talk your through them through the whole decision making process.
Maintaining my property?
Although Leaf Tree Retreats does have its own cleaning team that you can utilise, we advise that the recruitment of your own cleaning team is a great option as it often ensures a great relationship between you, the property owner and the cleaning staff allowing you to really build a great working relationship where you can freely communicate your needs and expectations.
Should I allow pets in my property?
The quick answer is yes. Allowing your guests to bring along their 4 legged companions is always a great way for optimising bookings. You may opt in for a slight extra cleaning fee to accommodate any additional cleaning that may arise due to pets in the property and also clearly state in the house rules (provided prior to booking) that any damages caused by pet related incidents will incur the cost of repair or replacement.
But we cant stress enough that the choice is yours and we will stand by your decision.
Can I still use my property when i like to enjoy the area?
100% yes. Unlike a lot of holiday letting agencies we do NOT charge you for staying at your own property. Quite a common practice within the industry is to charge the owner "lost commission" resulting from your property being unavailable on their booking platform. So long as the availability is there all you need to do is to contact us and we can make the arrangements to reserve your dates on the various calendars at no cost to you. The only thing to consider is the cleaning of your holiday home for guests following you.
